Data Accuracy
As experts in the field of property data analytics we pride ourselves on the accuracy of our data and we know more than anyone in the industry that an Estate Agent's reputation depends on it.

That's why we ensure every property we collect is cross-checked and verified directly with the Land Registry through an integrated API. We've gone this extra mile because as the most experienced company in this sector (providing prospecting services to over 1000 agents over the past 5 years), we know that data that originates from property portals or estate agent websites is often incorrect and can be misleading. We know that you would prefer property addresses that are accurate, as you may be contacting these vendors, by mail, email, phone or even in person. So with LeadHub you can be assured that when we provide you with the full address of a property, we have already checked and cross-verified this is correct with the Land Registry. Its for this reason that we don't provide you with any addresses that are not on the Land Registry database. We think that would be irresponsible and could lead to embarrassment while door knocking if the home wasn't actually on the market.
What addresses are included?
We use proprietary algorithmic processes to identify the correct address, cross referenced with HM Land Registry and then manually validated giving us access to the majority of 'owner occupied' residential properties that come onto the market.

Whilst properties in the following categories might be for sale on RightMove or other portals, they are not 'owner occupied' residential homes, and address accuracy cannot be verified with the Land Registry. They are also more likely to have been brought to market by a company or agent rather than the vendor. So you're unlikely to want to contact them as they're unlikely to switch to you.

Exclusions include;
New Homes, developments or conversion flats, shared ownership, commercial, retail, and some retirement developments. These can typically make up about 20-30% of properties entering the market depending on location. So if you see addresses on the portals that are not on LeadHub this is the likely reason.
General Data Protection Regulation
General Data Protection Regulation (GDPR), will come into force on May 25th 2018. At Agent Centric we choose our data partners carefully and ensure they are compliant with GDPR. Name and address data is sourced from Experian’s ConsumerView database of more than 49 million contacts, which allows up-to-date, targeted and compliant mailing lists built for direct marketing. Recital 47 of the GDPR says direct marketing is a legitimate use of personal information. However, while the data itself is compliant, it is also important that you ensure your business is registered with the Information Commissioner's Office (ICO) as a data controller, if you are to use or hold this data.
